Foundation Certification Inspections are usually
conducted as part of a Manufactured Home Sale where the lender is
requiring an Engineer's Certification for the foundation.
Touchstone
Home Inspection Services works with Harrison Engineering to gather the
necessary data for the engineer to evaluate and determine if the
requirements are met. You can schedule a Foundation Cert directly with
Harrison at www.foundationcert.com/order.
At
step 2 you will be asked if you were referred by an inspector. Enter my
name and this email: david.ritchie146@gmail.com. I can gather the
necessary information while conducting a standard home inspection which
will save me time and you money.
I am a certified HUD FHA 203K Consultant #S0703. The 203K program is designed for buyers who find that perfect house but it needs some repairs or upgrades. With this program the buyer may purchase the home and then make the repairs after closing. Touchstone Home Inspection can guide a buyer through the process from first evaluation to completion. We follow the project all the way through to ensure that it stays on schedule and that the work is completed in a workmanlike fashion.
Radon is a naturally occurring gas which comes from the decay of Uranium and is found throughout the United States. The EPA has set a radon action level at 4 PCi/l, (PCi/l is a unit of measurement which indicates the amount of radon inside a home) meaning that it is recommended that action be taken to reduce the radon levels in homes or buildings that are found to be higher than 4 PCi/l. Radon poses more risk to health than drowning, fires, toxic waste, and pesticides. Have your home tested!
Touchstone Home Inspection Services can provide
various Infrared Scanning Procedures to include moisture, energy, block
walls and flat roofs.
Often we can help identify the problem
source, saving time and money in repairs.
Using a Digital Manometer we can map the current state of the foundation as to how level it is. This "As of Date" will give you proof of condition so that should there be an earthquake, flood or other natural disaster you will have documentation for your insurance company before disaster compared to after disaster.

If you are selling a home, you’ll get the highest
price in the shortest time if your home is in “Move In” Condition. You
want to find out about any hidden problems before you put your house on
the market.
One of the key benefits of having the inspection done
before the house is listed is that if there are any problems uncovered
that need to be repaired, you can have the repairs done on your own
terms, and on your own schedule. When a problem is found at a buyer’s
home inspection, the deal you’ve worked so hard to get done may fall
apart unless you act quickly to get the repairs done, or you lower your
price to keep the deal moving forward.
This inspection is for those who may be having a house built. Inspections by the local building authority are few and far between in our area. The only inspections that many jurisdictions conduct are for electric, plumbing and possibly HVAC. A pre-drywall inspection allows the structure, insulation, electrical, plumbing and HVAC ductwork to be inspected before it is covered up with the drywall. This is a good time to verify that the structure is sound and that fire codes have been met. The most common issue I have found is no fire blocking installed in walls
